%only and option arms are here to stay. wamu and world savings have been doing them for over 20 years as products catered strictly to investors.
@ sightless: i wouldnt give someone a 5.75 cause i wouldnt make enough but my clients know im the most expensive mortgage broker they will ever work with.
imo the entire problem of the arms is not the lenders, its the borrowers. yes the brokers have a big fault in it because they pushed a product simply for profit instead of reason. an ARM is an investment grade loan and it requires financial discipline and financial education. when you dont have either, which is true for most homeowners, you are going to get in trouble and pay for it.
anyway if you want an fha loan go to sightless. if you want to learn more about how to use your mortgage to your benefit pm me ill get you in touch with a member of my team as blatant self promo.
